 When scouring the internet for
investment opportunities, thousands of options can be
found in minutes. With all the opportunities out there,
how does an investor KNOW they are buying into a
credible product? Unless they do a lot of research and
due diligence, chances are, they don't.
We Provide the Research
That's the foundation of our work here at the Land
Investment Association (LIA). Our past work experience
includes providing due diligence and research to
hundreds of developers nationwide. We know what they
look for in land opportunities, we know the prices they
charge and can afford to charge. In essence, we know a
good deal when we see one, and we do our homework and
present it to LIA members free of charge.
Our goal is to empower the investor to make the right
decision without spending hours doing research. We
encourage our investors to learn how to analyze deals,
but at the same time we know that investing is a full
time job. Our goal is to reduce the total amount of time
you as an investor need to make the decision by
providing full due diligence reports for every
investment opportunity we approve for our members.
Our Due Diligence reports include a detailed analysis
on the regional area, the property or development, the
developer, and the land available for sale within the
development.
We compare the area's growth to the growth in
surrounding areas, providing the investor with a picture
of what is happening and what the future holds. This is
typically the most critical part of the due diligence
report, because as most investors have heard, the most
important part of real estate investing is location,
location, location.
The property or development analysis summarizes the
development, including planned and completed
infrastructure and amenities, location within the market
area, access to major interstates, airports and
waterways, and a look at other comparable communities
within the area.
Our analysis of the developer provides the investor
with a “resume” of the developer's past projects (both
in the market area and throughout the state), as well as
any news, articles or media coverage on the developer
within the past two years. We also provide pictures of
past properties, and an interview with the developer
asking important questions regarding their future plans
in the area and the reason they selected the specific
property to develop.
Finally, our analysis of the property available for
sale starts by analyzing past comparable sales in the
market area, as well as in the development. We then
provide a summary of what's available on the open
market, what has sold, and more specifically, what has
already sold in this development, and at what prices.
This research is to ensure the investor that there is
significant value in the investment opportunity, and
also to show the deep discounts available to LIA members
through the power of bulk purchasing.
The combination of these four sections, along with an
executive summary, provides a simple, easy to read and
digest research report which will educate the investor
on the opportunity. We encourage our members to ask
questions, after all, the goal is to educate the
investor while at the same time providing a platform to
realize significant equity through wholesale bulk
purchasing.
